I bought my first house in 2004 (the one I own now).. I was excited, had it built from the ground up...

I sold a classic 1976 eldorado convertible, and also with some inheritance money put some money down and bought the new house....

the builder offered me a no money down option, however I put down somewhere between 18 and 19 percent just because I felt that was the right thing to do.

shortly after moving in I hit the magic 20% equity and my PMI was gone.. sitting at a 5.5% fixed 30 year rate I felt pretty good....

then the housing bust happened.....

I recently got a thing in the mail that I could re-fi my mortgage to a 3.75% fixed term 30 yr.. so I called....

an appraisor did an outside walk around half-wit appraisal.. and they asked questions about the house....

in the 6 years ive owned it, ive installed a complete state of the art hybrid HVAC zoned system, done landscaping, replaced carpet with solid oak floors, all the lighting is GREATLY upgraded.., security system, cameras, monitored fire protection, kept the yard nice.. yada yada...

what i got back from the bank was them telling me that after all those improvements, and the 18% down, and 6 years of payments.. that I am at NEGATIVE EQUITY!! because the values in my area have plummeted THAT MUCH!!!.. so they couldnt approve the loan unless I were to RE_MAKE!! a 20%+ down payment..... (that 3.5 rate is based on 20% equity).. doesnt matter that I make great money, credit is good, etc....

so to you I would say... screw what everyone tells you about home ownership, the future, etc because we really have no idea what is going to happen... and I would go down, take advantage of low finance rates, the fact you have a good job, and order you that brand new JK you want!.. or pick up a 2010 for an even better deal! and enjoy it.....

granted, I would not take any money out of a 401k or such to buy the JK.. but I also wouldnt save forever only to find something else happens....

and yes I like my house very much and have no intentions of walking away from it and making the situation worse for other homeowners.. however the next house i buy will probably not have me skrimping and saving for any bigger down payment than i have to.. to get the keys...

I'm sorry to hear about your troubles with your house, but it is now a buyers market now compared to a sellers market in '04 before the recession when you bought your house. He can buy a house right now at rock bottom prices and the value is only going to go UP from here. So now more than any other time buying a house if you are planning on staying there for more than a few years is a really wise investment.

Yep - can't think of a better time to buy than now. We bought our 2nd home as an investment almost 3 years ago when foreclosures in our area were starting to become common. We paid over $30,000 less than the original sale price of the house (it was already a bank owned property) making it a nice investment.

It may not have grown much in value over the past 3 years but as a long term investment it will pan out very well. Combine that with the return via rental income and offsetting expenses and depreciation of the purchase price making that income tax free and I think we'll be in a good position for a nice new JK or two at retirement to pull behind a motor coach

The real estate market in Kentucky continues along those same lines. The last few years hasn't shown much additional depression in the market outside of the extremely overbuilt metro areas and continues to make for a great buyers market.

Of course it has killed the value of our primary home purchased 13 years ago but thank goodness we aren't going to be selling for a few years.

well fortunately i do not wish or have to move.. so i will sit on my house because i have it now the way I want it and like it a lot..

hopefully with all the foreclosures the neighborhood does not turn rough... if it does i would definitely leave.. but so far that has no happened.. the new buyers have been good....

I should look at it like my 401k that is now back to where it was before the crash in 2008.. because I bought a lot while stocks were way down.. and so now ive made it back to where i was...

Thanks for the support. Yeah I got the house last summer and got a good price on the house as well as the interest rate. It was a good time to buy when I got it and I plan on staying here for a long time too. I'm glad I started saving when I did instead of getting the Jeep.

I've been driving around in a chevy blazer since I had my previous Wrangler. I keep telling my its a temp vehicle until the Jeep arrives. Its treated me good but it has just under 180k miles on it now which is even more reason for me to start thinking about getting a JK again. Well I'll just have to cut some unnecessary spending out of the budget to save faster.

Then of course my fiancee and I have a 3 year old too... but now she just graduated and should hopefully be making good money soon... after an extern-ship. Work seems to be picking up for me sooo.... My plan is to now start saving again for that down payment and hopefully get a JK sometime in spring or early summer... provided that the stars align, pigs fly and dirt turns to gold dust. Well we'll see. Maybe by that time the JK will get a better engine. Until then I'll just keep drooling over other peoples Wranglers, circling parts in catalogs and waiting patiently.
I feel your pain, I've been a member for several years as well... but I've been waiting for 2 reasons, interior quality... first few years it scratched so easily... and next year with the new motor will be when I buy one. I test drive them every year.

Kaffeene, your story helps me cope with my own. i have been a member of the forum for a while and rarly post. Mostly lurking around gathering information from the wealth of knowledge on this site from proud JK owners while waiting for the day I get my own. Got married young and life rushed in. Spent the past 5 years in the Marine Corps. Anyone who has served knows you don't join to get rich. Now i'm out of active duty and finishing a smooth divorce. I'm back in school, have a decent job and saving money like crazy! I long for the day next summer when they announce a jeep pickup or a new engine in the JK. Its sad that I know more about the JK than alot of the suburbanites who drive them!

I was doing alright but then my girlfriend shows me a promotional mailer from a local Jeep dealership that detailed prizes and a $10,000 prize. Just come in and check out the dealer stock, maybe a test drive to improve your chances of winning.
Well I usually won't bother giving dealer promotions or sales gimmicks a second thought but I was due for checking out a new JK on the lot as it had been awhile, plus hey if I won $10,000 I would probably give it right back to them for a JK immediately .

Well we didn't win anything but I did test drive a 2011 natural green Sahara. OOPS... that was the mistake (mistake for my gf, not me) that got me thinking about it all over again with vigor.

ps. She's eying me right now as I write this, eyes rolling, waiting for me to make breakfast.
( Which by the way will be bacon, spicy homefries, and homemade waffles with blueberries and real maple syrup)
